  • What is included?
    Here is the list of details and construction information we include with our plans: Floor plans of all floors at 1⁄4″=1′-0″ scale Pier or foundation plans at 1⁄4″=1′-0″ scale Elevations of all 4 sides at 1⁄4″=1′-0″ scale Construction details include: Wall framing Wall heights Pier connections Handrail details Bracing details Roof soffit and gable details Porch and deck details Specific details to each cottage like cantilever braces, gable brackets, and lookout tower details Duplex plans also include 1-hour and 2-hour firewall details Cross-sections and blow-up details are used when a specific design needs construction detailing Exterior materials and finishes Door and window sizesHere is the list of details and construction information we include with our plans.
  • What is not included?
    Here are the list of details and construction information we do not include with our plans: Structural engineering services Architectural engineering services, if required, shall be provided by the owner or by Builder/General Contractor. Any floor or roof trusses shown on any plans may be engineered by the manufacturer supplying the trusses. Any beams, girders, or headers shown on plans shall be checked for compliance with local building codes before starting construction. Owner and/or Builder shall verify all details and specifications on all sheets before starting construction or obtaining permits to avoid any delays or misunderstandings that may occur. Materials lists (Please contact a Builder or General Contractor for pricing and materials estimates as it relates to your plans.) Electrical plans (It has been found that electrical codes and owner’s needs will dictate layout and number of fixtures, that must comply with local electrical codes.) Heating & Air Conditioning Plans (HVAC) (Consult a local mechanical contractor for HVAC systems designed for your local area and conditions.) Cabinet plans & elevations
  • What building codes are the plans designed to?
    Our plans are prepared to meet top professional standards and practices as well as the “North Carolina Residential Code.” Our plans are being used as a guide in the construction of the designed structure. Since our plans represent a design for construction in North Carolina, the codes may change over time. We cannot warrant compliance with any of the specific building codes and ordinances. Modifications may be necessary for compliance with local building codes, zoning regulations, ordinances, and restrictions. Most cottage plans show a relative building height, as measured to the ground at 4″ below the ground floor slab, or as indicated on the plan. Building heights must be checked for the location to be built on as the maximum building heights are allowed for the site concerning local zoning codes and current flood elevations. Plans may need to be elevated more than indicated on Coastal Designs plans to meet Flood Elevation requirements. With the help of a Design Professional, such as an Architect or Structural Engineer, may be a necessity to follow your local site conditions. Coastal Designs will not be responsible for any changes in the plans made by others. It will be the responsibility of the Owner and/or Builder to follow local building codes, ordinances, restrictions, regulations, and laws that may need revisions to these drawings, specifications, and details. All Federal, State, and Local Regulations, Codes, and Ordinances will be part of all plans purchased from Coastal Designs. Coastal Designs assumes no liability from any home built from their plan designs. All construction plans ordered through Coastal Designs are provided “as-is” as a guide only in construction. Coastal Designs disclaims all other warranties, express or implied, including merchantability or fitness of purpose, unintentional errors, and omissions. Owner and Contractor to verify all areas before starting. Coastal Designs is not liable for incidental, special, consequential, or indirect damages of any kind including, but not limited to, loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from Coastal Designs. In the event any liability is imposed on Coastal Designs, Coastal Designs’ liability to you or any third party shall not exceed the price paid for plans from Coastal Designs.
  • How many sets do I need?
    Generally, building a house requires many sets of plans going to various people and/or agencies. Check before ordering. Include copies of plans for each of the following: Owner (for records & review): One unchanged, one marked up for “as-built” Homeowner Association or Architectural Review: One to two Mortgage Banker / Broker: One Appraiser: One Building Permit Office: One to two normally (usually one is returned after the permit is issued) Builder / General Contractor: Two to four for construction and subcontractors Coastal Designs send an Adobe® PDF to architect's scale for the buyer's use in construction. The buyer should send a copy of the PDF or printed plans to all tradespersons/subcontractors for their use. The buyer or tradesperson(s)/subcontractor(s) can get printed plans done locally at most print shops.
  • Are changes to plans available?
    Changes and revisions to plans are now available. Please call for details or a quote. Since plans are not returnable, please double-check the plan before placing order.
  • How can I place an order?

  • When can I expect delivery?
    Please Allow 7-10 days for delivery. Note: Additional sets must be ordered with original order, Additional sets reordered later will be the minimum cost for eight (8) sets. Sorry, No COD’s.
  • What are the shipping charges?
    U.S. Post Office Priority Mail is Standard Shipping, at no extra cost – Call us if you prefer a different delivery, at extra cost.
  • What methods of payment do you accept?
    Orders may be charged to your Mastercard, Visa, Diner’s Club or Amercian Express.
  • Do you accept returns?
    Coastal Designs maintains a NO RETURN / NO EXCHANGE policy. Because our plans are copyrighted and are registered to the original purchaser, we cannot allow refunds or exchanges. Please double-check your selection before ordering, and feel free to call our office at 910-616-6905 (Monday through Friday, 8:00 a.m. to 5:00 p.m. ET) to discuss any concerns you may have before ordering.
